Tenancy Agreements

We can produce Tenancy Agreements tailored to meet your needs. Choose from an ‘Assured Shorthold’ or ‘Assured’ Tenancy agreement depending on the length of time you wish to let your property.

Referencing

Using Maras, the leading reference checking agency, Denby Estates can offer full applicant vetting. We will ensure all the necessary checks are made from confirming job details to checking for adverse credit history.

Advertising

 We can upload your property to more than 30 of the leading estate agent sites, including our own.  Provide your contact details for tenants to call you directly or if you prefer enquiries can be directed to us.

Inventory

We recommend that you detail all aspects of your property to ensure it is returned in the perfect condition you offered it. Denby Estates can provide a comprehensive and professional inventory, this can be produced for either a furnished or unfurnished property. 

Rent Collection and Deposit collection

Collecting rent can be time consuming and stressful. Why not instruct Denby Estates to collect the rent on your behalf? We will produce a Landlord Statement for you that is sent to the tenant and also is ideal for accounting purposes.

Deposit can be held for you in our client Account and we will deal with the returning of monies to the tenants upon their leaving the flat.  This means Denby Estates can be responsible for checking the inventory and deducting for damages, unpaid rents etc, without you having to deal with the tenants yourself.

Maintenance

We have a full list of contractors in your area suitable for any maintenance issues your property might require.

Free advice

We are happy to offer free advice and guidance on rental prices in your area, how to improve the chances of renting your property and any other questions you may have.
